Newton Town Centre

Newton represents a significant opportunity for SCDC to drive the transformation of one of Surrey’s key town centres. Situated along the future Bus Rapid Transit (BRT) corridor and adjacent to the $310 million Newton Community Centre, the project includes City- and TransLink-owned lands poised for long-term, transit-oriented redevelopment that will support housing, employment, and community uses. The City of Surrey owns 35 acres and has engaged SCDC to advise on the redevelopment of these lands.

Newton Centre Master Development Plan

The Newton Centre Master Development Plan (NCMDP) establishes a high-level vision for one of Surrey’s most significant regional development nodes, strategically located at King George Boulevard and 72nd Avenue. Covering over 40 acres co-owned by the City of Surrey and TransLink, with t/newshe City as the primary contiguous landowner, the NCMDP leverages this land position along with major public investments, including

  • the $310 million Newton Community Centre

  • and a future 19 km Bus Rapid Transit (BRT) line

  • road right of way improvements

to guide transit-oriented, mixed-use redevelopment that will accommodate more than 2,200 new homes, 4,000 new residents, and 150,000 sq. ft. of retail space, while enhancing parks, open space, and connectivity.

The NCMDP provides a market-ready framework that aligns infrastructure investment with phased development, demonstrating the feasibility of mid-rise, transit-oriented residential and mixed-use communities. Key design elements, including a Transit Plaza, Central Plaza, Newton high street, and integrated open-space corridors, create a cohesive, walkable urban fabric that links residential precincts, community facilities, and local destinations. By sequencing near-term projects such as the King George Transit Village, the NCMDP builds early momentum, showcases market confidence, and positions Newton for sustained investment while remaining adaptable to evolving market conditions. Overall, the NCMDP sets out a comprehensive, future-proofed blueprint to transform Newton Town Centre into a complete, connected, and resilient community.

King George Transit Village

Phase 1 of the Master Plan focuses on the development of the King George Transit Village on the former Rona site. The site is bounded by King George Boulevard to the east, 70B Avenue to the north, 135 Street to the west, and The Brick to the south. SCDC has initiated the rezoning process and will be seeking partners to advance the development.
